Context of Sandrine’s situation
How did the lack of light interfere with the sale of your apartment?
As the mother of two small children, I have lived in Brussels for as long as I can remember. About 5 years ago, I bought an apartment in a house from the 1900s. This apartment is on two floors: kitchen, living room and bedrooms on the ground floor, bathroom and office in the basement.
My husband having been transferred to France a few months ago, we decided to follow him and move. I put the offer of our apartment with souplex on the Internet and started to make visits. The first potential buyers were attracted by the configuration of the apartment: easy access to the street when you have a stroller, possibility to park your bike in the hallway, two separate floors… However, one remark often came up: “the basement is dark”.
The lower level has two wolf jump style windows. They look out directly onto the street, but the light is difficult to get into the room because only the upper part of the windows looks out.
How did you overcome this low light level in your sales approach?
Some time after my apartment was put up for sale, I asked a real estate agent for advice. He wanted to lower his price because of the lack of natural light in the flexiblex. My husband and I therefore looked for solutions to sell our property at the value we thought was right, and thus make the most of our apartment.
The Espaciel reflector
How did you think about the light reflector?
While searching on the Internet for ideas to optimize the sale of my apartment, I discovered the Espaciel site and I made a request for personalized advice online. The light reflector was suitable for basements like mine and many people call upon their services when selling their home to enhance it with natural light. I then realized that for an investment of a few hundred euros, it was possible to make my property brighter and thus sell it at a better price and more quickly.
How did you choose this solution?
I sent some pictures of my basement and windows with their dimensions by email. So I ordered an exterior reflector for each window just below the grill. For an optimal result, I completed with two interior reflectors. These complete the effect of the exterior reflectors.
I had doubts about the gain in natural light provided by the reflectors since the sun never reaches the height of these windows. The result is visible even without sunlight. It is the light from the sky that is redirected into the room. Their effect is therefore present every day.
Installation and result
How was the installation of your Espaciel?
I ordered my 4 light reflectors from the Espaciel site and received them on time. I then asked my husband to install the exterior reflectors while I took care of the interiors. It took us less than an hour.
What effect did your reflectors have on the sale of your apartment?
Shortly after installing the reflectors, I resumed visits to sell my apartment. I had fewer remarks about the lack of brightness in the flexiblex space. A few visitors noticed the presence of the reflectors and were surprised at the effect they had. It must be said that this gain of light gives the impression that the room has become larger.
We can even see the sky reflected in the reflectors, it totally changes the atmosphere! Seeing the blue sky, the clouds… from this room was unimaginable before the installation. I’m sure they helped to create the “coup de coeur” of our buyers! Three weeks later, we had sold the apartment and within the price range we had set ourselves. Buyers were also delighted to be able to keep the Espaciel reflectors.
